The work can start almost immediately without waiting for the design drawings to be 100% developed. When unknown conditions are encountered the designers can decide quickly w/out having to negotiate change orders and the workflow can continue without disruption and/or lost time, which can cost money to the owner. The amount of fees charged for a Cost Plus Contract can either be a percentage of the cost of the overall project or a negotiated fixed fee plus cost.
